Uttar Pradesh Online Property Registration 2020 उत्तर प्रदेश ऑनलाइन संपत्ति पंजीकरण 2020
उत्तर प्रदेश में संपत्ति पंजीकरण शुल्क में वृद्धि कर दी गयी है। प्रदेश सरकार द्वारा 13 फरवरी 2020 से संपत्ति शुल्क के नए दिशा -निर्देश जारी किया गया है। 14 फरवरी 2020 से सम्पत्ति रजिस्ट्रेशन शुल्क के नए नियम को लागू कर दिया गया है। पहले संपत्ति का 2% या अधिकतम रु 20,000 रजिस्ट्रेशन शुल्क तय था। किन्तु 14 फरवरी 2020 से रु 1,00,000 की रजिस्ट्री पर रु 1,000, रु 20,00,000 की रजिस्ट्री पर रु 20,000, रु 50,00,000 की रजिस्ट्री पर रु 50,000 इसी तरह से रजिस्ट्री फीस बढ़ती जायेगी।
उत्तर प्रदेश में अब संपत्ति के पंजीकरण की सुविधा ऑनलाइन कर दी गयी है। शुरूआती चरण में ये सुविधा प्रदेश के पांच जिले लखनऊ, मोरादाबाद,कासगंज और बाराबंकी में संचालित की गयी है। जल्द हीं राज्य के सभी जिलों में सुविधा का विस्तार कर दिया जाएगा। अब संपत्ति खरीदने से पहले नागरिकों को ऑनलाइन रजिस्ट्रेशन के लिए उत्तर प्रदेश स्टाम्प एवं रजिस्ट्रेशन विभाग की आधिकारिक वेबपोर्टल के माध्यम से पंजीकरण करना होगा। इसके अतिरिक्त लेखपत्र ऑनलाइन जनसेवा केंद्र से बनवाया जा सकता है। संपत्ति खरीदते समय स्टाम्प ड्यूटी शुल्क और भूमि पंजीकरण शुल्क देना होता है। अब ऑनलाइन स्टाम्प शुल्क जमा किया जा सकेगा। किन्तु संपत्ति रजिस्ट्रेशन शुल्क उप पंजीयक कार्यालय (sub registrar office) में नगद जमा करना होगा। ऑनलाइन सेवा के लागू होने से समय की बचत होगी। इसके अतिरिक्त भ्रष्टाचार में भी कमी आएगी। तो आइये जाने संपत्ति रजिस्ट्रेशन के ऑनलाइन आवेदन की प्रक्रिया।

- नागरिक इस पोर्टल के माध्यम से आवासीय एवं वाणिज्यिक संपत्ति के रजिस्ट्रेशन के लिए आवेदन कर सकते हैं।
- वाणिज्यिक संपत्ति रजिस्ट्रेशन विकल्प पर क्लिक करते हीं निवेश मित्र पोर्टल पर सीधे पहुँच जायेंगे।
- आवेदन पत्र में सुधार करने के लिए संपत्ति खोजें विकल्प पर क्लिक करना होगा।
- आवेदन पत्र विवरण देखने के लिए खोजे विकल्प का प्रयोग कर सकते हैं।
- संपत्ति पंजीकरण आवेदन के बाद सबरजिस्टरार (sub registrar ) ऑफिस में आगे की कार्यवाही के लिए अपॉइंटमेंट लेने की सुविधा भी उपलब्ध है।
- ऑनलाइन रजिस्ट्रेशन प्रक्रिया लागू होने से स्टाम्प शुल्क जमा करने के लिए कार्यालय के चक्कर लगाने में समय व्यर्थ नहीं होगा।

- इस पेज में संपत्ति पंजीकरण विकल्प के अंतर्गत आवेदन करें विकल्प पर क्लिक करना होगा।
- इसके बाद आपको फॉर्म में सभी सूचनाएं भरने के बाद लॉग इन पासवर्ड बनाना होगा।
- इसके बाद आवेदन संख्या और पासवर्ड की सहायता से लॉग इन करना होगा।
- फिर संपत्ति पंजीकरण आवेदन फॉर्म खुल जाएगा।
- फॉर्म में सभी सूचनाएं भरने के बाद आवेदन फॉर्म का प्रिंट आउट निकल कर रखना होगा। इसके बाद सबमिट विकल्प पर क्लिक करना होगा।
- फिर संपत्ति पंजीकरण आवेदन फॉर्म की प्रिंट आउट, संपत्ति क्रेता -विक्रेता, सभी आवश्यक दस्तावेज़ और गवाहो के साथ उप पंजीयक (sub registrar) ऑफिस में जाना होगा।
- एसआरऔ में दोनों पार्टी के सदस्यों के अंगूठे का निशान,सभी गवाहों के फोटो आदि दर्ज करवाना होगा।
- फिर सब रजिस्ट्रारार के दस्तावेजों पर हस्ताक्षर होने के बाद आपको संपत्ति पंजीकरण के मूल दस्तावेज़ प्राप्त हो जायेंगे।
